CHOOSING THE RIGHT AGENT FOR YOU

 

The home you own and live in is as important as the relationships in your lives. Why? Because your home is where it all happens. It is your private place, made just as you want it. I’m here to make sure you get exactly the right home for you.

By the time my clients meet with me, they’ve often done some online research, looked at “For Sale” signs in different neighbourhoods, perhaps even spent precious weekends going to public open houses. But they are uncertain.  They wonder if they are making the right decision.  Buying a home can seem overwhelming.  There are lots of important things to consider.  The people who contact me have decided that the expertise of an experienced Realtor is essential to making their real estate dreams come true.

As a Realtor for Royal LePage Triland, I can offer a number of assurances:

You will pay fair market value and not overpay for the house you buy.

I will take the time to find you the right house, and to see enough properties to give you peace of mind that you are making the right choice.

I will recommend qualified home inspectors with the goal of avoiding homes that have substantial defects.

You will get sound financing advice.

You will have far fewer headaches during the process.

You will be confident throughout the buying process that you are not making any missteps.

Buying a home is a big step, both financially and emotionally. The people I work with are glad they have someone to help them through the process, are glad they did not have to do it on their own. I have helped numerous people buy their homes.  The great news is, Buyer Representatives are compensated through the Seller, so using a REALTOR® does not require you to pay any out of pocket fees.  I work on contingency, putting my time and effort into helping you reach your real estate goals.  I don’t get paid until you are happily settled into your new home!

Sometimes when I work with clients I am not the real estate agent who sold them their home or I am not the first agent they have worked with in the search process and so, out of curiosity, I ask them why they’re not working with that person. From the answers they’ve given me about what’s important to them, here are some things to keep in mind when choosing your Realtor:

Timely communication.  I hear again and again from people that their previous real estate agent would not return their calls or did not seem to have the time for them.  You have my commitment that I will always work hard to give you a timely, if not immediate, response to your phone calls, e-mails or text messages.  Even when I can’t get you the information you need, I will let you know when I can and then follow through.

Call one of the agents on your short list and speak to them. If you enjoy the contact, then you are in good shape to meet them in person to determine if they are the right fit for you as a person and your unique needs and lifestyle. After the meeting, think about whether they seemed trustworthy and honest, realistic when discussing your home purchase, committed to you, motivated to helping you, and knowledgeable.  Working with an agent is first of all a relationship with someone you trust to help you find the right home for you.  Contracts just formalize the relationship that is already there.

Check the agent’s track record of success. Ask to see their client testimonials.

Find out if you are going to work with the person you just met.  Some agents work in a team setting and you might meet the senior team member, connect with them, only to be passed off to a junior member of the team that you don’t know, are unsure whether you click with them and are unsure about their experience.  When you work with me, once you get comfortable that I am the right agent for you, you will work with me throughout the entire home buying process, benefiting from my expertise and experience.

Choose an agent who listens to what you want and who takes the time to explain things which are not clear to you. Ask questions!  Don’t settle for someone who thinks they know better than you what you want or will try to pressure you into buying a home you are not entirely sure will meet your needs.  My commitment to you is to take the time to get to know your needs and wants and then find the best home for you with a patient, low pressure approach.

Ask what makes your Realtor’s service special. What distinguishes them from all the other agents out there.

Make your experience a ‘one-stop-shop’! Your agent should be able to assist you with other necessary real estate services, such as arranging a house inspection, arranging a mortgage and finding a real estate lawyer.

Before we go out looking at homes, I will take the time to consult with you, whether in person, over the phone or by e-mail, so I can get a better understanding of you and your needs.  I will ask you some questions, and listen to the answers, learning about your home ownership goals. iStock_000012183874XSmallI will also take the time to answer any and all of your questions.  We’ll discuss things like your preferred neighbourhoods, the type of home you want, the price range you’re comfortable with, the features you most want or need, time frames, and what to expect during the whole buying process.

We will also discuss whether you already have a property to sell and try to answer the question of whether to buy first or sell first. It’s always a risk to buy before you sell; but it’s also a big inconvenience not to find a home and have to move into a rental for a couple of months while still looking for a house to buy. If you have a home to sell, I will help you improve its saleability and price it right so you’ll get the highest market value and sell it in a time frame that meets your needs.
